The Tenancy Agreement will list all occupants of the property, and all tenants will be jointly responsible for the tenancy. If one or more occupants wish to move out during the tenancy, contact us to discuss the options. Subletting is not permitted. 

Before moving in, you will be required to pay a bond, which is held by Tenancy Services until the end of your tenancy. This is equivalent to four weeks’ rent plus a pet bond if applicable. The bond will be refunded at the end of the tenancy, provided all tenancy obligations have been met and the property is left in a clean and tidy condition.

At the start of your tenancy you will be provided with an Ingoing Property Condition Report. This records the condition of the home and will be used as a reference point throughout and at the end of the tenancy. Tenants are responsible for returning the property in the same condition as recorded in this report.

Routine inspections are conducted every three months, as well as an outgoing inspection at the end of the tenancy. The house and garden are expected to be tidy and well presented for inspections. You will receive at least 48 hours written notice prior to each inspection and a copy of the updated Property Condition Report afterwards.

All Merino Homes rental properties comply with New Zealand Healthy Homes Standards. If repairs or maintenance are required, we will arrange these in consultation with the property owner.

Rent must be paid on time via automatic payment, as we have a zero-tolerance policy for rent arrears. Landlords insure the property and their own chattels, tenants should arrange contents insurance for their personal belongings. Tenants are also responsible for arranging and paying their own utilities, including electricity, internet, and gas.
