Full-service management
1. Expert rental appraisal
Our complimentary rental appraisals are based on current market conditions, comparable properties, and the unique features and condition of your home.
2. Healthy homes assessment
Healthy Homes compliance is a New Zealand government requirement that ensures rental properties meet minimum standards for heating, insulation, ventilation, moisture control, and draught stopping, to provide tenants with warm, dry, and healthy homes. We coordinate assessment and certification with our trusted external partners. Optional methamphetamine testing can be included.
3. Property marketing
We provide photography and compelling marketing copy to showcase your property on TradeMe, Realestate.co.nz, Homes.co.nz, and our own website and social media channels. Premium marketing add-ons include professional photography, a featured TradeMe listing, virtual staging, and targeted social media advertising designed to attract high-quality tenants and achieve the best possible rental return.
4. Unlimited property viewings
All prospective tenants are personally escorted through the property by the Property Manager. After-hours and video viewings can also be accommodated where required.
5. Detailed tenancy screening
Our advanced web-based tools enable a comprehensive and discreet tenant-vetting process in line with the Privacy Act and Residential Tenancies Act, helping secure high-quality tenants.
6. Lease preparation and signing
We prepare custom tenancy agreements in accordance with current legislation, industry best practice and your investment goals. This includes compiling inventory lists and coordinating lease extensions, renewals and price adjustments.
7. Bond processing
We arrange for a bond of four weeks’ rent to be lodged with Tenancy Services and manage the refund process at the end of the tenancy. A separate pet bond of up to two weeks’ rent can also be lodged where applicable.
8. Property inspection reports
Thorough inspections are completed before a tenancy begins, every quarter throughout and at the end of the tenancy. We then provide owners with comprehensive property condition reports, including photos and maintenance recommendations.
9. Arranging maintenance and repairs
Maintenance and repairs are promptly and efficiently coordinated using our network of trusted professionals. We also advise on proactive maintenance to protect your investment long term. 10. Annual rent reviews
Our annual rent review process ensures your rental income remains aligned with market conditions while maximising your property’s earning potential.
11. Financial management
Rent payments are securely processed through our trust account, with detailed statements and transparent record keeping provided to owners. Rental proceeds are disbursed twice monthly, with approved maintenance costs and relevant property expenses conveniently deducted on your behalf. Our tenants agree to a zero arrears policy that we actively uphold.
12. Insurance claims
If required, we can coordinate and manage insurance claims on your behalf to help streamline the process and minimise stress.
13. Tribunal applications
We can prepare applications and attend Tenancy Tribunal hearings on your behalf when required.
14. Pre-settlement inspections
As your team on the ground, we offer complimentary pre-settlement inspections for newly purchased properties.
